Selling off-plan to international buyers: what they need to see

An overseas buyer may decide without visiting. The information and images they need to assess an off-plan home from a distance.

In Alicante province, foreign buyers accounted for 43% of home purchases in 2025, the highest share in Spain, and 46% in the second quarter of 2026.

Much of this new-build housing is sold off-plan, often to someone who cannot visit the site. For that buyer, marketing material is more than decoration: it is what they have to make a decision.

What buyers ask (even when they do not say it)

  • What will I see from my terrace? The view from their own home, on their floor, rather than a general view of the development.
  • What is the area like? Streets, neighbouring buildings and actual distances to the beach, golf courses or airport.
  • What is it like inside? Layout, floor areas and finishes, and how it could look furnished.
  • What is still available, and at what price? Without sending a separate email about every home.
  • Is it in my language? English at a minimum, and increasingly Dutch or German too.

Why it matters for property marketing

When buyers can choose a home, compare it with others and explore its views independently, they can arrive at the first call with a clearer idea of what they want. Enquiries become more specific, and the sales team can spend more time on the sale and less on sending individual PDFs.
